Points for Originality

Three new ways to take bad photos… They get extra points for Originality!

Chop the top of the house; That turnaround is much more important.

The tile is nice but is that their sock?

The first MLS photo on this listing was an iPhone screenshot… Really.

If you don’t understand why this is wrong please find an agent that does!

I recently took over a listing from another agent. As usual my first step is to arrange for a professional photographer to shoot the home. The difference between the photos used by the original listing agent and those produced by the professional photographer are subtle but significant.

Christmas in July

Three listings on the market Mid July that have Christmas decorations in the photos!

Buyers will know you house has been on the market for at least 6 months!

The first photo of your listing will either capture a buyer imagination or make them click NEXT!

These all missed the mark.

fuzzy front

Fuzzy is never good!

Can’t see the forest for the trees…                                But you can see the truck!

Everything is wrong on this one… the power pole, truck and trees are all more visible than the property they are trying to sell!

WOOF!

If your going to have a dog in your listing photos be bold!

A Goldmine…

Most of the time it feels as if I have seen it all.
Then the MLS gives a nugget!

These are all from one listing.

Yes, this house does not have enough storage.

Yes, this house does not have enough storage.

There are so many things wrong. The fridge is covered with distracting magnets and notes. The extra things stored on top give the subtle message that there is not enough storage. And finally the dish at the bottom is a pet giveaway.

Not the worst offender I have seen, but note the burned out bulbs and personal items all over the counter.

I just listed a home that failed to sell the last time it was on the market.

I called in my professional photographer and the difference is dramatic!

Here are the old marketing photos with the new “Pro” photos.

I know their owners love them.

But cats make most buyers think about smelly litter boxes, allergies and dirty duct work.

These photos are from the same listing .

First the cat left evidence  in the utility room. At least the litter box was out of the photo.

And then he showed up lounging in the sunroom.

Again, keep pets out of your listing photos.

No one loves yours as much as you do!

I understand an artistic photo… But this agent went overboard with low angle shots.
We start with a very special light fixture in the hall

Just in case you wonder what it looked like under the bed…

The view if you fall out of the shower.

Same view looking toward the sink.

Excellent carpet texture

I almost get this one of the arch

Again, I could understand one of two low angle photos. But more than half of the photos for this listing were like the ones above.

Photos should give a buyer a realistic idea of what the home looks and feels like.

I don’t think these do the job well.
