I recently took over a listing from another agent. As usual my first step is to arrange for a professional photographer to shoot the home. The difference between the photos used by the original listing agent and those produced by the professional photographer are subtle but significant.

Most of the time it feels as if I have seen it all.
Then the MLS gives a nugget!
These are all from one listing.

There are so many things wrong. Fridge is covers with distracting magnets and notes. Extra appliances stored on top give the subtle message that there is not enough storage. And finally the dish at the bottom is a pet giveaway.

I just listed a home that failed to sell the last time it was on the market.
I called in my professional photographer and the difference is dramatic!

I know their owners love them.
But cats make most buyers think about smelly litter boxes, allergies and dirty duct work.
These photos are from the same listing .
First the cat left evidence in the utility room. At least the litter box was out of the photo.
And then he showed up lounging in the sunroom.
Again, keep pets out of your listing photos.
No one loves yours as much as you do!
A very short agent…

I understand an artistic photo… But this agent went overboard with low angle shots.
We start with a very special light fixture in the hall
Just in case you wonder what it looked like under the bed…
The view if you fall out of the shower.
Same view looking toward the sink.
Excellent carpet texture
I almost get this one of the arch
Again, I could understand one of two low angle photos. But more than half of the photos for this listing were like the ones above.
Photos should give a buyer a realistic idea of what the home looks and feels like.
I don’t think these do the job well.
