I recently took over a listing from another agent. As usual my first step is to arrange for a professional photographer to shoot the home. The difference between the photos used by the original listing agent and those produced by the professional photographer are subtle but significant.

A Goldmine…

Most of the time it feels as if I have seen it all.
Then the MLS gives a nugget!

These are all from one listing.

There are so many things wrong. The fridge is covered with distracting magnets and notes. The extra things stored on top give the subtle message that there is not enough storage. And finally the  dish at the bottom is  a pet giveaway.

I called in my professional photographer and the difference is dramatic!

I know their owners love them.

But cats make most buyers think about smelly litter boxes, allergies and dirty duct work.

These photos are from the same listing .

First the cat left evidence  in the utility room. At least the litter box was out of the photo.
